How is the commercial real estate market?

Whenever I tell someone what I do for a living, the question always is, “How is the commercial real estate market?” In light of the economy and the housing market, it is a legitimate question. However the answers are as vast as where you are positioned! The glass is half full, when you are looking to add to your Florida commercial real estate portfolio and redefine your position. The glass is half empty if you are trying to sell your property at 2005-2007 levels.

Tenants are taking advantage of high vacancies, and negotiations with landlords are aggressive. Landlords respond favorably if they are able to extend the lease terms with the tenant. In my specialty, retail; absorption of current inventory has been slow, but not much new inventory is coming to the market and the entrepreneurial spirit is alive Success will come those recognizing the opportunities and willing to take advantage of a 2009 sluggish commercial real estate market. Once the market velocity increases (my forecast is mid 2010) those who hesitated may be left behind.
